Sell or rent my Arizona house?

Hi, I have a home in Arizona in an area that is still developing as far as streets, shopping, etc. I need to move and I have someone who wants to rent my house for 2 years. Should I rent (after background checks, etc.)? I will have negative rental income. Or should I try to sell it? I bought the home brand new two years ago and if I sell, I will come out just about even. The only improvements I have spent money on is backyard landscaping and indoor paint. Thanks for your input! I go back and forth on what I want to do. It is 1500 square feet and has upgrades mostly in the kitchen and flooring. It is pretty nice (in my opinion). It is in Pinal County about 20 minutes from Gilbert (closer to town than Johnson Ranch). The renter will be thoroughly screened and I am pretty sure its a good renter.
